  Philip M. Baggerly

Phil is a founder of and principal with Advisor Commercial Realty LLC (“ACR”), and has been actively involved in many aspects of commercial real estate including development, portfolio acquisitions and dispositions, equity fundraising, asset and property management, leasing and related consulting for over 26 years.

Phil specializes in the repositioning and disposition of under or non-performing assets and possesses a strong skill set to create value for such troubled assets. 

Phil has represented institutional clients such as TIAA-CREF, Lincoln National Life, Chase Bank, AEW and the RTC in the acquisition, asset and property management and disposition of all types of commercial real estate valued at over 2 billion dollars in value and has successfully consummated over 500 leases in the past 25 years.

Phil holds a BA in Finance-Real Estate (1984) from Texas Christian University in Fort Worth, Texas.  He resides in Centennial, Colorado with his wife Elizabeth and their two children, Susanna and Thomas.

 


W. Scott Forster

Scott is a founder and principal of ACR.  He began his commercial real estate career in 1985 at Heliconian, Ltd., a local commercial real estate brokerage firm.  In 1988 he was recruited to Grubb & Ellis Company where he worked for the next six years, primarily in the lease and sale of office properties.  In addition, Scott was the Director of Marketing and Sales for Grubb & Ellis Asset Services Company in Colorado for his last two years there.  This entity was set up to manage, reposition and dispose of assets for the RTC and the FDIC.  Scott was then enlisted to join Integrated Properties, Inc. as Vice President, where he was employed for twelve years prior to establishing ACR.  While at Integrated he gained extensive experience in the acquisition, asset management, construction, development, leasing and disposition of commercial properties.  His portfolio included office, medical, retail and industrial properties, as well as land.  Scott, Phil and Steve joined forces in 2005, creating ACR in order to provide first rate commercial real estate services to their clients.

Scott earned his BS degree in Biology and Chemistry from Iowa State University in 1980.  He makes his home in Highlands Ranch, Colorado with his wife, Joni; son, Ben and daughter, Jamie.

 


Stephen P. Swalm

Steve has been involved in Denver, Colorado commercial real estate since 1968.  Steve’s father, Paul Swalm developed apartment communities, including Crestmoor Downs, and several industrial properties during the 1960’s and 1970’s.  Steve has been involved full time with the management, leasing, and acquisition of the portfolio since 1981. He currently manages and leases over 200,000 square feet of warehouse/distribution buildings, as well as a suburban office building.  The local focus and attention of ownership has enabled these properties to remain leased at a high occupancy level through several market cycles.

Currently, Steve is a principal with ACR, specializing in asset management and investment advisory services for clients.  He graduated from Middlebury College, Vermont in 1977 with a degree in American Studies, and then obtained his CPA license in 1993.  Steve lives in Centennial, Colorado with wife Kathy and children Katie, David, and Genevieve.

 


Bill Hirschfeld

Bill started his career in commercial real estate with Grubb & Ellis in 1989 in the midst of a severe economic downturn in the Denver Metropolitan area. He knew upon completing a lease in the first week of his new career that he had made an excellent choice amid a lot of individual and market skepticism. Listing properties and representing ownership is the niche that he pursued during his first several years in commercial real estate completing 48 transactions comprising of 232,458 square feet of sales and leasing.

In 1991, he joined Eaglecreek Properties where he exclusively represented ownership. Eaglecreek’s focus was primarily leasing and property management with approximately 750,000 square feet then under current leasing and management.

In 2001, Bill started Meridian Commercial Real Estate Assoc. LLC and over the past Nine years leased and managed over 624,000 square feet in the Denver Metro area.  The properties, which comprise of office, industrial and retail properties, averaged approximately 93% occupancy levels even during these very difficult market conditions.

Bill has directed a team that has consistently maintained 94-98% occupancy levels throughout the 90's and into the new millennium. In 1997, 1998, and 1999 he was recognized by the Denver Business Journal as a “Heavy Hitter”.

Bill earned his Bachelor's of Science degree in Finance and Real Estate from Illinois State University, and his Master's of Business Administration in International Business from Regis University.

 


Reese Davis

Reese has been involved with commercial real estate in the Denver Metro area for the last 5 years, and has held her Colorado Associate Broker's license since 2006.

Before joining Advisor Commercial Realty, Reese worked with Bill Hirschfeld at Meridian Commercial Real Estate Associates, where she co-brokered nearly 125,000 SF of office, industrial and retail leases as a Landlord agent. In addition to her role as a Leasing Agent, she was solely responsible for the implementation of Meridian's marketing strategies, including production of the company's promotional materials. Previously, she worked with Denver-based Southwestern Investment Group, an entrepreneurial development and management company. 

Reese earned her Bachelor's of Arts degree in English at Florida State University. She has been a Colorado resident since 2004.

Randy Swearingen
Randy’s commercial real estate career began in 1986 at Grubb & Ellis Company (“G&E”) in San Diego California. After obtaining Rookie–of-the–Year honors and being nick-named Mr. Mission Valley, Randy moved back to Denver, and continued on with G&E for a total of 19 years. While there he achieved the following designations:
  • Senior Vice President, Office Services Group
  • Top Producer Denver - 2003
  • Consistent Top 10 Producer
  • National “Circle of Excellence” designation for top 5% of G&E Brokers
  • Completed “Largest Office Lease in Denver” at $54M with American Century – 2004
  • Negotiated over $500,000M in office building sales and leases
  • Clients included Smith Barney, Weyerhaeuser, ESPN, New York Life Ins., Lockheed Martin, DTC, Tokyu Corporation
Aardex Corporation then recruited Randy as Vice President of Office Development in September, 2005 where he worked for the next three years, primarily in the development, leasing and sale of User EffectiveR/LEED Certified Buildings.  Some of his developer accomplishments included:
  • Promoted and sold the User EffectiveR Buildings initiative  
  • Increased Employee Productivity through smart design
  • Primary Team member on the development of the Signature Centre
  • 185,920sf, 5-story Class AA Office Building
  • LEED Platinum Core and Shell AND Platinum Commercial Interiors designations (only “Dual Platinum” building in the world)
  • Largest LEED Platinum speculative building in the country
  • Developed Leasing and Marketing Strategies
  • Preleased to 100% prior to buildings completion - $37M
  • Winner of NAIOP’s National Green Development of the Year Award, 08’
  • Assembled Sale Info and sold project at a 5.64 Cap Rate in 2008 - $48M
Then, in April of 2009, Brinkman Partners hired Randy as their Vice President of Denver Brokerage and set him up in their new downtown Denver office. Randy’s integrated approach to real estate, development, design and construction created a unique opportunity to provide services that reduced the impact that buildings have on the environment. That shared vision with Brinkman allowed for creative leadership in sustainability by offering solutions that created both economical opportunities and environmental stewardship for the clients they pursued.   
Randy graduated with a Bachelors in Marketing via Colorado State University and lives in Greenwood Village with his wife Meg, daughters Rachel and Hope and son Matthew.
